Bookkeeping for Auburn contractors.
Auburn has the second largest concentration of contracting businesses in King County, and the widest gap in the region between what a prime contractor pays and what a subcontractor pays on the very same work.

The rate gap
The widest prime-to-sub gap in the area.
Auburn taxes retail activity at 0.05%, the lowest rate of any city around here. It taxes wholesaling at 0.18%. Construction billed to a property owner is retail. The same work billed to a general contractor is wholesale.
Four cities, four different answers
If a subcontractor working across the valley records every job the same way, the tax is wrong in three of these four cities. The split only matters where the rates differ, and the size of the gap is different everywhere.
Auburn also taxes retail services at 0.15%, and services and other activities at 0.10%, so work that is not straightforward construction needs its own line in the books.
The threshold
The number is companywide, not Auburn.
This is the detail that catches contractors who do occasional work in Auburn, and it works differently from every neighbouring city.
Auburn’s B&O tax applies to businesses with annual companywide gross receipts over $500,000. Not Auburn receipts. Companywide. You then deduct everything delivered outside Auburn and pay on what is left.
So a contractor turning over $900,000 across King County, of which only $40,000 was in Auburn, is inside Auburn’s regime. The tax on $40,000 of retail work is small, but the obligation is real, and the deduction only works if the books can prove which receipts were Auburn’s and which were not.
The one piece of good news
Unlike Renton and Seattle, Auburn does not make everyone file forever. If your business does not meet the filing thresholds you can be assigned non-filing status by emailing the Tax Division. Worth doing deliberately rather than by silence.

Square footage tax
A yard in Auburn can cost more than the revenue does.
Like Kent, Auburn runs a square footage tax alongside the gross receipts tax and charges whichever of the two comes out higher. The thresholds match Kent’s. The rate does not.

In a slow year with a big building, the square footage figure wins and the bill goes up while revenue goes down. Knowing which of the two is in front, before the quarter closes, is a bookkeeping job.
What it means in practice
01
You pay the higher of the square footage tax and the gross receipts tax, never both.
02
Businesses over the square footage thresholds are required to file quarterly, whatever their revenue.
03
A 4,000 square foot shop is an ordinary size for a contractor in the Auburn valley. This is not an edge case here.
Sales tax
Sales tax follows the job, not your yard.
Washington sources retail sales tax to where the work is performed. The same job-location detail that lets you deduct non-Auburn receipts from the B&O return is what gets the sales tax right.
One record, three uses
- The right sales tax rate on the invoice.
- The deduction for work delivered outside Auburn.
- Job profitability you can actually read.
Auburn also expects you to keep records for the most recent five years, and to have them open for examination. That is a filing cabinet question as much as a software one.
The work
What I actually do about all this.
I keep the books. I do not file your taxes and I am not your CPA. What I do is make sure the numbers behind every one of those filings are right, and hand your tax preparer statements they can work from without rebuilding anything.
- Prime and subcontract income separated, because in Auburn the gap between them is the widest around.
- Auburn receipts identifiable from everything else, so the out-of-city deduction survives a question.
- Square footage watched against revenue, so you know which of the two taxes you are actually paying.
- Every account reconciled to the penny against its real statement, every month.
- Five years of records kept in order, not in a shoebox.
Where to start
Behind on the books, or not sure they would survive a look? Start with cleanup. Running fine but want them kept right? Start with monthly.

Possibly, and this is Auburn’s quirk. The $500,000 threshold is measured on companywide gross receipts, not Auburn receipts. If your business as a whole is over it, you are in the regime, and you report Auburn receipts after deducting everything delivered elsewhere.
Not necessarily. Unlike Renton and Seattle, Auburn will assign non-filing status to businesses that do not meet the filing thresholds. Email the Tax Division with your business licence account number rather than simply stopping.
On those numbers, yes. Retail is 0.05% and wholesale is 0.18%. It is the widest gap of the cities covered here. Kent is double, Renton is about 1.7 times, and Seattle taxes both the same.
Then the square footage tax is live for you. Over 4,000 square feet of business warehouse space and you calculate both taxes and pay the higher one, and you file quarterly regardless of revenue.
That is the thing to fix first. Without a split between prime and subcontract work, and between Auburn and non-Auburn receipts, an Auburn return is guesswork. Splitting it is a setup job, done once.
