Bookkeeping for Renton contractors.
Renton sits in the middle of the south King County trades corridor, and its business tax is its own animal: a flat licence fee, a $500,000 tax threshold, and a classification split that quietly costs subcontractors more than primes.

Threshold and filing
Under $500,000 you owe nothing. You still file.
Renton’s B&O tax is a gross receipts tax, with no deduction for labour, materials, rent or any other cost of doing business. It applies once your annual taxable Renton revenue passes $500,000.
Below that figure the tax is zero. The filing obligation is not. Renton states plainly that if the threshold has not been met no tax is due, but returns are still required to be filed. If you do business in Renton you need a Renton business licence and a B&O return, whatever your revenue.
Which frequency you land on
Filing frequency is set by revenue, and the dividing line is $1 million, not the $500,000 tax threshold. Two different numbers doing two different jobs, which is where the confusion usually starts.

The rate split
Subcontract work costs more here too.
Renton lists “construction for consumers” under retailing. Work billed to someone who resells it, which is what subcontracting to a general contractor is, falls under wholesaling instead. The two are not taxed the same.
The same question, three different answers
If you work across city lines, this is worth understanding once and then building into the books. Whether prime and subcontract work need separating depends entirely on which city you are filing in.
Kent doubles the rate for subcontract work. Renton adds about 70%. Seattle charges the same either way.
Work outside the city
The deduction most Renton contractors miss.
Renton allows a deduction for receipts from retail services delivered outside the city but still within Washington. For a contractor based in Renton who works all over King County, that is real money.
The catch is that you can only claim it if you can prove it, and proving it means your books know where every job was. If your income is recorded as one undifferentiated pile of construction revenue, there is no way to separate the Renton work from the Auburn work at filing time, and the safe move becomes reporting all of it.
Renton also notes that its exemptions and deductions differ from other Washington cities and from the state. So a deduction your CPA claims on the state return does not automatically exist here, and the reverse is also true.
This is the single strongest argument for tracking job location in the ledger rather than only on the invoice.

No fee
A flat fee, unlike Seattle’s revenue tiers. It is due at application and at every renewal.
If you are behind
Renton has a way back in.
The city runs a Voluntary Disclosure Program for unregistered businesses, meant to encourage them to register and settle prior obligations rather than wait to be found.
If you have been working in Renton without a licence or without filing, that is the route, and it is a far better position than being assessed. What it needs from you first is a clean set of numbers showing what the prior years actually looked like. That is the cleanup work.

Sales tax
Sales tax follows the job, not your office.
Washington sources retail sales tax to where the work is performed. A Renton contractor working in Kent charges Kent’s rate that week, and the same job-location detail that supports your B&O deduction supports this too.
What that means for your books
- Your invoicing has to carry the job location, not just the client.
- Your bookkeeping has to keep those rates apart across jobs.
- Rates change quarterly, so one default rate set and forgotten drifts out of date.
Set up once, job location does three jobs at the same time.
The work
What I actually do about all this.
I keep the books. I do not file your taxes and I am not your CPA. What I do is make sure the numbers behind every one of those filings are right, and hand your tax preparer statements they can work from without rebuilding anything.
- Prime and subcontract income tracked separately, because in Renton the second is taxed at about 1.7 times the first.
- Job location recorded in the ledger, so the out-of-city deduction is provable rather than theoretical.
- A Renton return filed every year, threshold or no threshold.
- Every account reconciled to the penny against its real statement, every month.
- Licence renewal and the April 30 deadline on a calendar, not in your head.
Where to start
Behind on the books, or not sure they would survive a look? Start with cleanup. Running fine but want them kept right? Start with monthly.
Questions
Questions Renton contractors ask.

Yes. Below the threshold no B&O tax is due, but Renton still requires the return to be filed, and you still need a Renton business licence to do business in the city. The city even provides a no-business return for years with no activity.
They do different jobs. $500,000 is the point at which tax becomes payable. $1 million is the point at which Renton generally moves you from annual filing to quarterly filing. You can be a quarterly filer and still owe nothing, and you can owe tax while filing once a year.
It can. Renton allows a deduction for retail services delivered outside the city but within Washington. Claiming it depends on your books being able to show where each job was, which is a setup question more than a filing question.
Yes, though not as dramatically as in Kent. Renton taxes retailing at 0.070% and wholesaling at 0.121%, so subcontract work runs about 1.7 times the prime rate. In Seattle the two are identical, which is why the answer depends on where you are filing.
Renton runs a Voluntary Disclosure Program for exactly that situation, and coming forward is a better position than being assessed. Start with cleanup so you know what the prior years actually look like before you approach the city.
